Can you build a house on rustic land?

Asturias allows a new house on rustic land only where the town plan provides for it.

The national urban information system (SIU) maps the land class for 100% of the municipality.

Only the town hall can confirm it, in writing: ask for a certificado urbanístico.

Is there water?

IGME records 79 wells and boreholes in Siero. Half of the 68 with a depth found water at 70–203 m. One measured yield: 2 L/s. 55 springs are recorded.

Ground: 44% practically impermeable; 14% karstic or fissured aquifer, high productivity; 13% low permeability, local groundwater only; 10% karstic or fissured aquifer, medium productivity; 10% porous aquifer, medium productivity; 8.5% porous aquifer, high productivity.

• 5 fires since 2016 reached the municipality: 423 ha in all, the latest in 2026.
• 3.2% of the municipality lies in the 100-year flood zone; 4.2% in the 500-year one.
• 1.6% of the municipality is preferential flow zone, where new building is generally banned.
• Radon zone I: new and restored homes need radon protection by law.
