Can you build a house on rustic land?

Catalonia allows no new houses on rustic land. Restoring an existing or listed building is the way.

Is there water?

IGME records 25 wells and boreholes in Vespella de Gaià. Half of the 24 with a depth found water at 69–152 m. One spring is recorded.

Ground: 48% low permeability, local groundwater only; 25% karstic or fissured aquifer, high productivity; 12% practically impermeable; 7.9% porous aquifer, medium productivity; 5.1% porous aquifer, high productivity.

• One fire since 2016 reached the municipality: 44 ha, in 2023.
• No mapped flood zone (only studied rivers are mapped).
• 41% of the municipality is Natura 2000: new works need the region's consent.
• 41% of the municipality is a protected natural area, whose plan limits what can be done.
• Not a radon zone.
